It's important to remember that every buyer or potential buyer has a motivation to do something and when selling you should think about what that motivation is likely to be and to maximise upon this.
If you have a vacant property in need of a refurbishment the target buyer will be thinking about what they could do with a renovation and how they could add value and make money. In this case make it obvious for them! If the property has a poor layout that could be improved, point that out. Clear away clutter and show big open spaces - open the window coverings and make sure there are bright light bulbs in every room so it can be shown well. Take out any personal affects of things that make the place look sad and unloved.

If you are selling a long term family home the buyer's motivation will be different and they will be looking for a place that's friendly and welcoming and somewhere that you would want to be. In that case show this off, make the place look comfortable, make it warm and make sure it smells nice. Things should be clean and tidy and free of clutter and chaos. Having information to hand about the neighbours, location and what it's like to live there these things will be key in your buyers decision making, and whilst this information should alway be true, fair and accurate, there is always something positive to say. Think about what you might want to know yourself and make sure you have the answers ready for potential buyers. As a seller - think back to what made you want to buy the property above all others - consider this - relay it and make it sincere.
